Violations to Avoid
A number of negligible acts can cause a violation to occur, all of which is outlined within your lease agreement. A handful of violations are most common and are worth your attention. We also encourage you to read over your lease agreement for any unanswered questions.
COMMON VIOLATIONS
First I want to address those of you who rent in an HOA. We receive a lot of notices from HOA’s because they keep their eyes peeled for anything that doesn’t fall within accordance with their standards. The notices most often relate to lawncare. Depending on the season this may be different violations. If the lawn is neglected then you may receive a notice for your lawn being overgrown. If your lawn is dying then that can also result in a notice. Having any sort of debris in your lawn can bring about a notice. All of which have the potential to lead to violation and it is your responsibility to resolve these notices and maintain your lawn (unless stated as otherwise within your lease).
Another common violation we see within HOAs has to do with trash receptacles. Each HOA is different, but some have requirements about trash receptacles not being visible from the street, or for remaining out at the street. If this is true of your rental, be sure to pull the can(s) around to a part of the house out of view from passersby.
If you are somebody who pays for the utilities then it is your responsibility to maintain the payment. Failure to do such could lead to disconnection, late fees from the utility company, and even a violation of lease. There will be times where payments process late, so please let us know if for any reason you aren’t able to pay at the due date so we’re kept in the loop.
